Rebuilding lives by restoring a home

Adult Social Care identified a man in his 40’s with learning difficulties, who was living in a dilapidated property with his elderly parents and wheel-chair bound brother.

Further to an assessment by a housing officer the property’s condition was deemed unsafe for habitation, so they were moved to temporary accommodation.

Parity Trust were asked to see whether loan finance would be suitable to fund the necessary works. On completion of the application process, a loan offer was made for the cost of the works, which included installation of a central heating system, replacement windows and doors, roof repairs and new ceilings throughout.

Whilst the works were underway further issues were identified and there was a request for additional borrowing, which was subsequently approved.

The family were extremely keen to be able to remain in their own home and are now able to do so in safety and comfort.

Miss L was referred to Parity Trust as she was finding it difficult to raise the funds required to bring her property up to a decent standard. The extensive works included replacing joists and floor boards affected by timber decay, damp course installation, new airbricks, new boiler, roof replacement, plastering and rectifying various cosmetic issues. In one area of her lounge Miss L was particularly concerned about the danger of the floorboards collapsing.

A financial review was arranged and carried out via a home visit. Once the application was completed Parity Trust were able to offer a loan of just over £35,000 to cover the cost of the proposed works. Miss L was delighted at the prospect of being to be able to remain in her home in comfort & safety especially given that it had been in her family for generations.

In addition the lending officer dealing with the case felt that Miss L would benefit from a visit by an Occupational Therapist. With her consent her details were forwarded to Hampshire County Council which resulted in a grant enabling bathroom adaptations and the installation of a stairlift. This along with all the other works carried out improved her overall wellbeing.

Hampshire Couple Use Home Improvement Loan & Council Grant to Support Independent Living

Mr S initially got in contact with Parity Trust to apply for a loan to install a new boiler. Further to a team member visiting the house to carry out a financial review it was apparent a lot of work was needed to bring the property up to a safe and habitable standard. The review also highlighted that Mr S was experiencing some financial pressures having to use a large proportion of his income to pay a number of different creditors. Contact details for a national debt charity were provided.

Parity Trust worked closely with the council to ensure that Mr S and his partner who suffered with some health issues were able to receive plenty of support during the process. Both were in receipt of benefits and they were able to qualify for a council grant and a loan from Parity Trust. Although Mr S didn’t have a mortgage he wasn’t in a position to afford a repayment loan. Parity Trust were able to provide a loan product which didn’t require a regular monthly contribution although voluntary payments were able to be made without penalty.
